Kada govorim o ovim cijenama govorim o Siti kvartu jer smo tu najvi\u0161e upoznati sa cijenama a \u0161to se ti\u010de Starog aerodroma i Zabjela tu su cijene malo ni\u017ee u nekom rasponu od 5 do 10 eura po danu&#8221;, kazala je agent za nekretnine Marija Leki\u0107 Kruni\u0107.<\/p>\n\n\n\n<p>I dok Crna Gora tra\u017ei na\u010din da sprije\u010di praksu u kojoj se sve vi\u0161e stanova izdaje kratkoro\u010dno, mimo kontrole i jasnih pravila \u2013 u Hrvatskoj je situacija znatno bolja, zahvaljuju\u0107i novom zakonu, kojim su ograni\u010dili i poo\u0161trili uslove izdavanja stana na dan.<\/p>\n\n\n\n<p>Novinarka iz Hrvatske <strong>Marija Crnjak<\/strong> za Dnevnik isti\u010de da cijene zakupa stana na dan najvi\u0161e zavise od destinacije i sezone, kao i da su najve\u0107e na Jadranu.<\/p>\n\n\n\n<p>&#8220;Ove godine su cijene ne\u0161to malo stagnirale u odnosu na pro\u0161lu i pretpro\u0161lu godinu kada su zaista rasle, ali ovo ljeto niste mogli dobiti neki apartman sa klima ure\u0111ajem, terasom, kafe aparatom za manje od 120-130 eura. U Zagrebu je recimo druga\u010dija situacija, te i nisu rasle ne\u0161to cijene u zadnje dvije-tri godine i u Zagrebu u sedmici mo\u017eete dobiti pristojan apartman za dvoje po 60 eura recimo za no\u0107enje&#8221;, navodi Crnjak.<\/p>\n\n\n\n<p>Dodaje da je susjedna dr\u017eava &#8211; sa dva nova zakona &#8211; ograni\u010dila izdavanje stanova na dan.<\/p>\n\n\n\n<p>&#8220;Zakon o pravljenju i odrzavanju zgrada koji je uveo obavezu dobijanja saglasnosti od dvije tre\u0107ine suvlasnika zgrada za kataegorizaciju stana koji \u017eelite iznajmiti, tako\u0111e oni koji trenutno iznajmljuju to \u0107e morati ishoditi u idu\u0107ih pet godina. Druga stvar o ugostiteljskoj djelatnosti podijeljeni su na doma\u0107ine i koje nisu. Doma\u0107ini iznajmljuju u svojoj \u017eupaniji i oni koji ne iznajmljuju u svojim zgradama&#8221;, obja\u0161njava Crnjak.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" title=\"Trend izdavanja stanova na dan donio i brojne probleme dr\u017eavi\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/QgN11InEyS0?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe>\n<\/div><\/figure>\n\n\n\n<p>U Podgorici je, zbog sve vi\u0161e stranaca, potra\u017enja za stanovima na dan sve ve\u0107a.<\/p>\n\n\n\n<p>&#8220;Relativno je uvijek ista potra\u017enja \u0161to se ti\u010de stanova na dan, tu negdje ne rangiramo sezone uvijek ima potra\u017enji u ljetnjem i zimskom periodu, tako da imamo veliki broj stranaca u Crnoj Gori koji su stigli tako da uvijek ima potra\u017enje za stanom&#8221;, ka\u017ee Leki\u0107 Kruni\u0107.<\/p>\n\n\n\n<p>A u Hrvatskoj je, obja\u0161njava Crnjak, ve\u0107i i porez kada je rije\u010d o izdavanju privatnog smje\u0161taja.<\/p>\n\n\n\n<p>&#8220;Ide od 20 eura po krevetu u najmanje razvijenim mjestima do 300 eura po krevetu u razvijenim mjestima. Dodu\u0161e vidjeli smo ove godine praksa je pokazala da su mnogi ostali na lanskim razinama te iznose i vidje\u0107emo kako \u0107e to i\u0107i u budnu\u0107nosti i druga stvar je zna\u010dajna uvo\u0111enje poreza na nekretnine, uvode se umjesto poreza na ku\u0107e za odmor, porez na nekretnine koje se ne koriste za stalno stanovanje i mo\u017ee biti od 0.60 do 8 eura po kvadratu&#8221;, navodi Crnjak.<\/p>\n\n\n\n<p>Dok Hrvatska ve\u0107 ubira prve rezultate novih zakona, u Crnoj Gori se o ovoj temi i ne govori.
